How soon can you start managing my rental property?
We can start the process immediately. We generally like to have 2-3 weeks before the start date to get all information and processes in order. We have a transition checklist that we help guide you through the entire process.
How much security deposit do you charge the tenant?
As a general rule of thumb we usually get one month’s rent for deposit, this is what most property owners and property managers will ask for.
Do you take check, cash or money order?
We strictly do online rent processing for all tenants. We do NOT accept any cash, check or money order in hand. We make sure we help all tenants set up their online portals or we mail/email a deposit slip where they can pay rent with cash at a certified retailer.
When do you mail the owner’s funds and statements?
Owners funds are sent through ACH transfer on the 20th of every month. Your statement will be emailed by the 25th of every month.
How do you handle maintenance requests?
We have a dedicated maintenance line and maintenance emergency line. The general maintenance line is transferred straight to the head of the maintenance department during business hours. The maintenance emergency line is 24/7 and is always answered and handled within the hour.
Tenants can also submit maintenance requests online through their online portal. These requests are looked at daily. Our maintenance team handles all immediate repairs within 24 to 72 hours. If there is a budget restriction from the clients, we send an approval email within 24 hours before handling the request.
Do you allow pets?
We accept pets if you approve of them to be in your property. We have a standard rental charge for small and large animals along with an added security deposit.
Tenant Screening and Application Process
Every single future tenant that is financially responsible for the rental property will fill out an application. There are three specific things we look at: credit report, employment/income verification, and criminal background check.
- We obtain a credit report that tells us the applicant’s current and past performance toward meeting their financial obligations. It also tells us their monthly debt, credit score, and shows their previous addresses (which we compare to addresses listed on the application).
- We contact the employer to verify length of employment, status, and income. An applicant needs to earn at least 3 times the monthly rent in gross income to qualify for rental and we will want to see a copy of their pay stub.
- We obtain a background check from small minor offenses to felonies. We have a tiered system as to how the future tenant will be approved.
How do we prep properties?
THOROUGH PREPARATION – Even the best located and well priced rental properties will not lease quickly if the rental home is not in top showing condition. Homes for rent must show well and have an attractive “curb appeal” or they may sit empty for extended periods. Part of our job as property managers is to make sure your rental home is presented in a clean and attractive condition so that it will attract a good tenant. This is where we offer renovations and quick touch-ups to get your property rented.
What software do you use?
We use Appfolio, which is considered the number one rental management software in the nation.
Do you do evictions?
At Platinum Property Management we try at all costs to avoid evictions and handle the situation outside of court. When doing this we have found we are able to salvage lost rent, legal fees and time wasted. We put significant time, energy and effort into screening tenants and try to keep all of our residents happy so we reduce expenses. Once we have exhausted all resources then we will move to the eviction process. We have yet to lose an eviction so all costs are covered by the tenant in the end.
Do you have a leasing department?
Yes, we have experienced leasing agents that use several marketing tools to get your vacant unit turned around in anywhere from 2 to 21 days. We do not charge a fee for any leasing or renewals.
